Short Sale, also called "Short Pay", is a process by which a lender agrees to receive a lower amount of an owed debt in exchange for the sale of the property to a third party.  There are no costs to the homeowner in this process and all the service are FREE of CHARGE!

HOW DO I BENEFIT FROM A SHORT SALE?
A successful Short Sale will prevent "Foreclosure" from appearing on your credit.  "Foreclosure" on your credit report is disastrous as it may affect anywhere from 7 to 10 years!  This will make life very hard as landlords, mortgage companies, car dealers, and almost every business that is credit based, review your credit score to provide a service.  Walking away is NOT the SOLUTION!

In addition, we will get the property owner Relocation Money by taking advantage of the new Home Affordable Foreclosure Alternatives Program (HAFA) which went into effect on April 5th, 2010.

ARE THERE ANY TAX CONSEQUENCES FROM DOING A SHORT SALE?
Since the bank is taking a lesser amount then is owed, they will claim the difference as a loss.  However, you take advantage of the The Mortgage Debt Relief Act of 2007.  It generally allows taxpayers to exclude income from the discharge of debt on their principal residence.
Please consult your accountant or tax advisor for further informatioin.

·        Last 2 years tax returns

·         Last 2 paystubs (if currently employed)
